In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 15, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage and State of Ohio, and known as being part of Lot 25 in Franklin Township and further described as follows:

Beginning at an iron pin set in the Westerly line of North Mantua Street (60' R/W) and being N. 22 degrees 00' 52" E., 50.55 feet from the intersection of said road line with the North line of Earl Avenue (50' R/W); thence N. 72 degrees 30' 18" W., 76.54 feet to an iron pipe set; thence N. 80 degrees 37' 52" W., 36.24 feet to an iron pipe set; thence S. 8 degrees 07' W., 4.00 feet to an iron pipe at the Northeast corner of land owned by R. or T. Blitz; thence N. 83 degrees 47' 52" W., 46.25 feet along Blitz' North line to an iron pipe set at a corner in the East line of land owned by R. Hyre; thence N. 5 degrees 56' E., 38.40 feet to an iron pipe set at Hyre's Northeast corner and being in the South line of land owned by D. L. Owings; thence S. 83 degrees 49' 37" E., 172.38 feet along Owings South line to the Southeast corner of Owings and being in the West line of North Mantua Street; thence S. 22 degrees 00' 52" W., 53.50 feet along the Westerly line of Mantua Street to the beginning. Containing 0.155 of an acre of land, be the same more or less, but subject to all legal highways, as surveyed in September, 1998 by Edward J. Collier, Registered Surveyor No. 7141.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
