PNS: 11-271-00-00-008-000, 009-000: Situated in the Township of Edinburg, County of Portage, State of Ohio, being part of Subdivision No. 1 of Lot No. 7, N.E., in said township, beginning at the intersection of the North line of Subdivision No. 1 and the centerline of Rock Spring Road (60') (C.H. 52-A), said point witnessed by a rail road spike found; thence South 00 deg. 45' 00" West along the centerline of Rock Spring Road a distance of 518.32 feet to a point, said point being the Southwest corner of land now or formerly owned by Russell M. Reight Sr. and Martha A. PN: 11-271-00-00-006-000, as recorded in Instrument No. 200309765 in Portage County Record of Deeds, (PCRD), said point being the place of beginning of the parcel herein described; thence South 87 deg. 40' 00" East along the Southerly line of land now or formerly owned by Reight, aforementioned, passing through a 5/8" iron pin found at 49.64, a 3/4" iron pipe found at 809.82 feet, a total distance of 1262.56 feet to a point, said point being the Northwest corner of land now or formerly owned by Richard and Carol Pakish, PN: 11-271-00-00-037-000 as recorded in Volume 250, Page 792 in PCRD, said point being on the Westerly line of Subdivision No. 6, said point witnessed by a 3/4" iron pipe found; thence South 02 deg. 41' 30" West along the Westerly line of land now or formerly owned by Pakish, aforementioned, and the Westerly line of Subdivision No. 6, aforementioned, a distance of 300.51 feet to a point, said point being within the right of way limits of Interstate 76; thence North 89 deg. 36' 54" West, a distance of 442.39 feet to a point; thence North 00 deg. 45' 00" East, a distance of 240.67 feet to a point said point being the Northeast corner of Sublot No. 13, aforementioned Tract 1, said point witnessed by a 1" iron pipe found; thence North 87 deg. 40' 00" West, along the North line of said Sublot No. 13, a distance of 809.82 feet to a point in the centerline of Rock Spring Road, passing through an iron pin set at 56.04 feet therefrom; thence North 00 deg. 45' 00" East along the centerline of Rock Spring Road, a distance of 75.00 feet to a point, said point being the place of beginning and containing 4.558 acres of land, be the same more or less but subject to all legal highways, pursuant to a Survey (0727) dated November 5, 2007 by O'Hara Land Surveying, L.L.C. and Thomas J. O'Hara, Ohio Registered Surveyor No. 7995. Bearings used hereon are to an assumed meridian and are used to denote angles only. The intent of this description is to describe Parcel No. 1 and Parcel No. 3 of the land now or formerly owned by Federal National Mortgage Association as recorded in Instrument Number 200636111 in Portage County Record of Deeds. All iron pins noted as being set are 5/8" x 30" long steel rebar, bearing a plastic cap "OHARA 7995".

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
