Situated in the Township of Freedom, County of Portage, State of Ohio and known as being part of Lot 58 of said township and further described as follows:
Beginning at an I.P. marking the South line of Lot 58 with the center line of Freedom Rd.; thence N. 2 deg. 27' E., a distance of 150.00' along the centerline of Freedom Rd. to a point which is the true place of beginning; thence N. 89 deg. 06' 07" W., a distance of 1626.04' to an I.P. and passing over and I.P. and 30.00'; thence N. 0 deg. 57' 40" E., a distance of 149.95' along the West line of Lot 58 to an I.P.; thence S. 89 deg. 06' 07" E., a distance of 1629.94' to a point in the centerline of Freedom Rd. and passing over an I.P. 30.00' back from said centerline; thence S. 2 deg. 27' W., a distance of 150.00' along the centerline of Freedom Rd. to the true place of beginning and containing 5.604 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756. Be the same more or less, but subject to all legal highways.
Said Premises Located at 8171 Freedom Rd., Windham, Ohio 44288.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
