Situated in the Township of Mantua, County of Portage, in the State of Ohio and known as being part of Mantua Township Lot Number Sixteen (16) of the original survey of said township, bounded as follows:
Commencing at a point on the West line of said lot and also being the center of the North and South highway T.H. 247, 49 rods Northerly from the Southwest corner of said Lot Number 16; thence Easterly parallel with the South line of the lot, 40 rods; thence Northerly parallel with the West line of said lot, 8 rods; thence Westerly parallel with the South line of said lot, 40 rods; thence Southerly along West line of said lot, 8 rods to the place of beginning and containing two (2) acres of land more or less but subject to all legal highways.

Situated in the Township of Mantua, County of Portage, in the State of Ohio and known as being part of Mantua Township Lot Number Sixteen (16) of the original survey of said township, bounded as follows:
Beginning at a point 949 rods or 543.50 feet Northerly from the Southwest corner of said Lot Number 16 of Mantua Township, said beginning point being on the West line of said lot; thence Easterly parallel with the South line of the said Lot Number 16, 40 rods or 660 feet; thence Northerly parallel with the West line of said lot, 10 rods or 165 feet; thence Westerly parallel with the South line of said lot, 40 rods or 660 feet to the West line of said lot; thence Southerly along the West line of said lot, 10 rods or 165 feet to the place of beginning and containing two and one half (2 1/2) acres of land more or less but subject to all legal highways.

Said Premises Located at 12002 Mantua Center Road, Mantua, Ohio 44255.
Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
