Commencing at an iron pin found at the intersection of the North line of Lot 8 in Rootstown Township, and the centerline of T.H. 110, Hattrick Road; thence South 0 degrees 41' West, along the centerline of said Hattrick Road, a distance of 400.00 feet to an iron pin and the real place of beginning for the following described parcel; thence continuing South 0 degrees 41' West, along the centerline of said Hattrick Road, a distance of 250.00 feet to an iron pin; thence South 89 degrees 01' 40" West, a distance of 872.00 feet to an iron pin and passing over an iron pin set 30.10 feet from the road centerline; thence North 0 degrees 41' East, a distance of 250.00 feet to an iron pin at the Southwesterly corner of land now or formerly owned by H. A. and R. E. Stafford; thence North 89 degrees 01' 40" East, along the Southerly line of land of said Stafford, a distance of 872.00 feet to the place of beginning and passing over an iron pin at 541.90 feet above the parcel surveyed by R. A. Wafnkauf, R.S. 3859, and contains 5.002 acres, more or less and is subject to all legal highways. Above described parcel is also subject to a blanket lease to the Pittsburgh Consolidation Coal Company.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
