Beginning at an iron pipe at the Southwest corner of Lot 10 in said allotment; thence S. 75 deg. 27' E., along the North line of Earl Avenue, a distance of 78.00 feet to an iron pipe which is the true place of beginning; thence N. 15 deg. 07' 51" E., a distance of 98.18 feet to an iron pipe; thence N. 25 deg. 30' E., along the West line of Lot 11 in said allotment, a distance of 89.48 feet to an iron pipe; thence S. 75 deg. 27' E., a distance of 50.00 feet to an iron pipe; thence S. 17 deg. 00' 36" W., a distance of 186.20 feet to an iron pipe on the North line of Earl Avenue; thence N. 75 deg. 27' W., along the North line of Earl Avenue, a distance of 60.00 feet to the place of beginning and containing 0.253 acres of land as surveyed by L. M. Satrom, Registered Surveyor No. 4226.

And known as being part of Sublot 11 in Earl Avenue Allotment in Franklin Township Lot 25 and further described as follows:
Beginning at the Northwest corner of Sublot 11 and in the North line of Township Lot 25 as recorded in Volume 3, Page 23 in the Portage County Records; thence S. 86 deg. 22' E., 52.91 feet along the North line of Sublot 11; thence S. 25 deg. 30' W., 60.74 feet along the Westerly line of M. C. & Story property; thence N. 75 deg. 27' W., 50.00 feet along the Grantee's Northerly line to a point in the Westerly line of Sublot 11; thence N. 25 deg. 30' E., 50.53 feet along said lot line to the beginning. Containing 0.063 of an acre of land as surveyed by David J. Collier, Registered Surveyor No. 4819.
Said Premises Located at 431 Earl Avenue, Kent, Ohio 44240.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
