Situated in the State of Ohio, County of Portage, Township of Deerfield, being part of Lot 72 in said township and bounded and described as follows:
Beginning at a bridge spike found at the intersection of the Southwesterly corner of said Lot 72 and the centerline of C. H. 135, McClintocksburg Road; thence N. 00 deg. 02' 00" W., along the Westerly line of said Lot 72 and centerline of C.H. 135, a distance of 1246.14 feet to a point which marks the true place of beginning for the following described parcel of land; thence continuing N. 00 deg. 02' 00" W., along the Westerly line of said Lot 72 and centerline of C.H. 135, a distance of 200.00 feet to a point; thence S. 89 deg. 30' 04" E., (passing over a 5/8" iron rod set at 30.00 feet) a distance of 1010.73 feet to a 5/8" iron rod set in a Westerly line of land now or formerly owned by a R. A. & E. M. Johnson (Vol. 934, Pg. 183); thence S. 00 deg. 19' 30" E., along said Westerly line of Johnson, a distance of 200.00 feet to a 5/8" iron rod set; thence N. 89 deg. 30' 06" W. (passing over a 5/8" iron rod set at 981.75 feet); a distance of 1011.75 feet to the true place of beginning, containing 4.6426 acres of land, more or less, as surveyed August 1, 1990 by Rob A. Szuch, Registered Professional Surveyor No. 7288, dba Al Szuch & Associates.
Said Premises Located at 2526 McClintocksburg Road, Deerfield, OH 44411.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
