Beginning at an iron pin in the Southwesterly corner of Lot 31 and the Northwesterly corner of Lot 32 and the centerline of County Highway 225, also known as Nichols Road; thence North 0 deg. 39' 50" West, a distance of 170.52 feet to a point in the West line of Lot 31 and the East line of Lot 41 and the centerline of County Highway 225, also known as Nichols Road, said point being the true place of beginning of the parcel herein described; thence South 89 deg. 05' 55" East, a distance of 871.60 feet to a point; thence North 0 deg. 39' 50" West, a distance of 150.00 feet to a point; thence North 89 deg. 05' 55" West, a distance of 871.60 feet to a point in the West line of Lot 31 and the East line of Lot 41 and the centerline of County Highway 225, also known as Nichols Road; thence South 0 deg. 39' 50" East along the West line of Lot 31 and the East line of Lot 41 and the centerline of County Highway 225, also known as Nichols Road, a distance of 150.00 feet to a point, said point being the true place of beginning of the parcel herein described and containing 3.0002 acres, be the same more or less, as surveyed August 22, 1976 by Albert Szuch, Registered Surveyor No. 5398.
