In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 10, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Beginning at a iron pipe in a monument box at the Northwesterly corner of said Lot 32 at the intersection of the centerline of T.H. 128, Fisher Road and the centerline of C.H. 125 Alliance Road; thence S. 00 deg. 06' 11" W., along the Westerly line of said Lot 32 and centerline of C.H. 125, a distance of 2087.79 feet to a point which is the true place of beginning for the following described real parcel of land; thence S. 89 deg. 15' 32" E. (passing over an iron pipe set at 30.00 feet) a distance of 123.20 feet to an iron pipe in a Westerly line of land now or formerly owned by V. L. and R. Potesta; thence S. 00 deg. 28' 04" W., along said Westerly line of Potesta, a distance of 286.93 feet to an iron pipe in a Northerly line of Potesta; thence S. 89 deg. 30' 31" along said Northerly line of Potesta, a distance of 649.62 feet to an iron pipe in the Easterly line of land now or formerly owned by G. F. and M. L. Smith; thence N. 00 deg. 07' 34" E., along the Easterly line of said Smith, a distance of 150.00 feet to an iron pipe at the Northeasterly corner of said Smith; thence S. 89 deg. 27' 03" W., along the Northerly line of said Smith (passing over an iron pipe at 550.80 feet) a distance of 580.80 feet to a point in the centerline of C.H. 125; thence N. 00 deg. 07' 34" E., along the centerline of C.H. 125, a distance of 164.00 feet to the true place of beginning containing 6.488 acres of land more or less as surveyed September 8, 1970 by Albert Szuch, Reg. Surveyor No. 5398.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
