In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 27, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Aurora to-wit:

Situated in the Village of Aurora, County of Portage and State of Ohio, and known as being S/L No. 25 of Aurora Hill Colony No. 1 Subdivision as shown on the plat of correction of the same which is recorded in Volume 16, Page 20 of the plat record of Portage County. Said Sublot 25 has a frontage of 125 ft. on the Northerly side of Aurora Hill Dr. and runs back 331.59 feet on the Westerly line 337.31 on the Easterly line to a rear width 138.18 and contains 1 acre of land. Parcel No. 03-003-10-00-063-000

Said Premises Located at 1200 Aurora Hill Drive, Aurora, OH 44202.

Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
