In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 20, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

And known as being part of Lot 28 of said township and further described as follows:

Beginning at an iron pin at the centerline intersection of Gilbert Road T. H. #188 and McMullen Rd. T.H. #194; thence N. 2 deg. 00' W., along the centerline of said McMullen Road, a distance of 3189.21 feet to a point and the true place of beginning of the parcel of land herein described; thence S. 88 deg. 57' W., (passing over an iron pin 30.00 feet from the centerline of said McMullen Road), a distance of 1094.94 feet to an iron pin in the Easterly line of a parcel of land now or formerly owned by Angelo Roberto as recorded in Deed Volume 504, Page 545 of the Portage County Record of Deeds; thence N. 2 deg. 00' W., along the Easterly line of Roberto's land and parallel to the centerline of McMullen Road, a distance of 397.83 feet to an iron pin; thence N. 88 deg. 57' E., a distance of 1094.94 feet to the centerline of McMullen and passing over an iron pin 30.00 feet from the centerline of said McMullen Road; thence S. 2 deg. 00' E., along the centerline of said McMullen Road, a distance of 397.83 feet to the true place of beginning and containing 10.000 acres of land more or less, but subject to all legal highways, restrictions, reservations and easements of record, if any. As surveyed by Richard G. Twigg, Registered Surveyor No. 5638 in June, 1971.

Beginning at a point on the centerline of McMullen Road (T.H. 194) at the Northeast corner of land now or formerly owned by L. & D. Larew, said point being North 2 deg. 00' West, a distance of 3189.21 feet from the centerline intersection of said McMullen Road and Gilbert Road (T.H. 188); thence South 88 deg. 57' West, along the North line of said Larew's land, and passing over an iron pin at 30 feet, a distance of 1094.94 feet to an iron pin on the East line of land now or formerly owned by A. Roberto; thence North 2 deg. West, along said East line of Roberto's land, a distance of 119.36 feet to an iron pin; thence North 88 deg. 57' East, and passing over an iron pin at 1064.94 feet, a distance of 1094.94 feet to a point on the centerline of McMullen Road; thence South 2 deg. East, along said centerline of McMullen Road, a distance of 119.36 feet to a point and the true place of beginning and containing therein 3.000 acres of land as surveyed in March, 1977 by Jerry W. Daniel, Registered Surveyor No. 6222. Subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
