Being part of Lot 57 in said village and bounded and described as follows:
Beginning at a 2' iron pin in a monument box found at the Southwestern corner of Lot 57, at the intersection of the centerlines of Center Street and Main Street; thence N. 00 deg. 45' 00" E., along the West line of Lot 57 and the centerline of Main Street, a distance of 1620.14 feet to a point at the Northwest corner of land now or formerly owned by A. Abel (Inst. 2003-16713), which marks the true place of beginning for the following described parcel of land; thence N. 00 deg. 45' 00" E., continuing along the West line of Lot 57 and centerline of Main Street, a distance of 143.21 feet to a point; thence S. 89 deg. 12' 12" E., (passing over a 5/8" iron rod found at 30.22 feet) along the South line of Sub-lot 51, 52 and 53 in Maple Grove Park Plat 1, as recorded in Volume 30, Page 12 of the Portage County Records of Plats, a distance of 266.29 feet to a 1/2" iron pipe found in the West line of Sub-lot 56 in Maple Grove Plat 1; thence S. 02 deg. 04' 02" W., along the West line of Sub-lot 56, 57 and 58, a distance of 143.17 feet to a 1" iron pipe found at the Northeast corner of the aforementioned Abel; thence N. 89 deg. 13' 13" W., along the North line of Abel (passing over a 1" iron pipe found at 232.80 feet), a distance of 263.00 feet to the true place of beginning. Containing 0.8698 acres of land, more or less, as surveyed and described January 31, 2006 by Rob A. Szuch, Registered Professional Surveyor No. 7288, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
