And known as being a part of Lot 104 of said township, bounded and described as follows:
Beginning at an iron pin found at the Southeast corner of said Lot 104 and at the intersection of the centerline of Weaver Road, CH-206-B, and Work Road, TH-205-A; thence North 89 deg. 29' 17" West, along the centerline of said Work Road, a distance of 2132.00 feet to a railroad spike set at the true place of beginning; thence continuing North 89 deg. 29' 17" West along the centerline of said Work Road, a distance of 300.00 feet to a railroad spike set; thence North 01 deg. 03' 02" East, a distance of 435.62 feet to an iron pin set; thence South 89 deg. 29' 17" East, along a line parallel to the centerline of said Work Road, a distance of 300.00 feet to an iron pin set; thence South 01 deg. 03' 02" West, a distance of 435.62 feet to the true place of beginning and containing with in said bounds 3.0000 acres of land, more or less, but subject to all legal highways as surveyed by Carl M. Clark, Registered Surveyor No. 6358, of Bock & Clark in January 1988.

Beginning at an iron pin found at the Southeast corner of said Lot 104, said point being the intersection Weaver Road (CH-206-B) and Work Road (TH-205-A); thence North 89 deg. 29' 17" West, along the centerline of said Work Road, and the Southerly line of said Lot 104, a distance of 2282.00 feet to a point being the true place of beginning; thence continuing North 89 deg. 29' 17" West, along the centerline of said Work Road, a distance of 150.00 feet to a point, witnessed by an iron pin found North 01 deg. 03' 02" East, a distance of 30.00 feet, said point being the Southeast corner of a parcel conveyed to M. K. Hull by Deed Volume 1105, Page 661 of Portage County Record; thence North 01 deg. 03' 02" East, along the Easterly line of said Hull property, a distance of 435.62 feet to an iron pin found on the Southerly line of land conveyed to S. H. or M. J. Womble by Deed Volume 1083, Page 493 of Portage County Record; thence South 89 deg. 29' 17" East, along the Southerly line of said Womble property, a distance of 150.00 feet to an iron pin set; thence South 01 deg. 03' 02" West, through the lands now owned by James A. and Diane M. Horovitz, a distance of 435.62 feet to the place of beginning, said line passing through an iron pin set at 405.62 feet, containing within said bounds 1.5000 acres of land, more or less, and subject to all legal highways, as surveyed by Ted. R. Clark, P.S. 6809, of Bock and Clark, Inc., on April 14, 1995 under Project Number 210759. Bearings are referred to an assumed meridian and are used to denote angles only.

Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
