In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 23, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Beginning at a point in the intersection of the centerline of C.H. 59, knoen as Deerfield South Road, Sandy Rd; thence N. 24 deg. 48' E., along the United States Goverment taking line, and T.H. 58, known as Wagner Road; said point also being the Southeast corner of Lot No. 35; thence N. 1 deg. 30' 59" W., along the centerline of C.H. 59 and the East line of Lot No. 35, a distance of 2138.62 feet to the true place of beginning; thence S. 88 deg. 09' 35" W., parallel with the North line of property now or formerly belonging to Ira and Allie Lower and passing over an iron pipe set 30 feet from said centerline, a distance of 460.37 feet to an iron pipe in the United States Government, taking line a distance of 150.00 feet to a concrete monument in the property line between Dorothy L. Ward and property now or formerly belonging to Ira and Allie Lower; thence N. 88 deg. 09' 35" E., along said property line and passing over a wood corner post 30 feet from the centerline of C.H. 58 a distance of 393.26 feet to said centerline; thence S. 1 deg. 30' 59" E., along the centerline of C.H. 59 and the East line of Lot No. 35, a distance of 135.58 feet to the true place of beginning, containing 1.328 acres. Subject to a certain oil and gas lease held by the Magnolia Petroleum Company, recorded in Volume 31, Page 315, of the Portage County Records and subject to a pole line easement held by the Ohio Edision Company, recorded in Easement Record No. 4, Page 275, of the Portage County Records.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
