PARCEL I:
Situated in the Township of Franklin, County of Portage and State of Ohio:
And known as being Sub-lot Number 201 of West Twin Lakes Allotment as shown by the plat of said sub-division recorded in the records of maps of Portage County, State of Ohio, Volume 5, Page 9, 10, 11 and 12. Said lot is shown on said plat as having frontage of 42.93 feet on the East side of Clio Street and a depth of 111.14 feet on the South line, and a depth of 116.43 on the Northline, and is 40.20 feet wide on the rear line, be the same more or less, but subject to all legal highways. This deed is subject to all reservations, restrictions, agreements, covenants, limitations set forth in a deed from the Davey Investment Company to George and Neva Frink executed July 7, 1933, as though the same were rewritten here in full. Situated in the Township of Franklin, County of Portage and State of Ohio and known as being part of Block H in West Twin Lake Allotment in Franklin Township Lot 76 and further described as follows:
Beginning at an iron pipe at the Southwest corner of Sub-lot 201 as recorded in Plat Book 5, Page 51 in the Portage County Records; thence S. 83 degrees 42 min. 40 sec. E., 111.14 feet to the Southeast corner of Sublot 201; thence S. 0 degrees 40 min. 10 sec. W., 73.08 feet along the West bank of a 20 foot channel to an iron pipe; thence S. 88 degrees 03 min. W., 42.02 feet to an iron pipe in the approximate Northerly shore line of West Twin Lake; thence the following seven courses along said shore line: N. 26 degrees W., 2.58 feet; thence N. 70 degrees W., 28.00 feet; thence S. 77 degrees W., 12.00 feet; thence S. 46 degrees W., 15.84 feet to an iron pipe; thence N. 69 degrees W., 10.50 feet; thence N. 55 degrees 30 min. W., 25.50 feet; thence N. 45 degrees W., 29.78 feet; thence N. 6 degrees 17 min. 20 sec. E., 29.41 feet to an iron pipe in the South line of Clio Street; thence Northeasterly 40.32 feet along the arc of a curve to the left and along the line of Clio Street to the beginning. Said curve having a central angle of 77 degrees 00 min. 11 sec., a radius of 30.00 feet and a chord bearing N. 57 degrees 47 min. 14 sec. E., a distance of 37.35 feet. Continuing 0.233 of an acre of land, be the same more or less, but subject to all legal highways, as surveyed in June, 1988 by Edward J. Collier, Registered Surveyor No. 7141.
Being the same property conveyed to Michael F. Wagel by deed from Frank E. Wagel, recorded 12/14/1998 in Deed Book 373, Page 434.

Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
