In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

And known as being part of Lot Eighty-seven (87) in Crossbrook Subdivision, Plat Book 5, Pages 1, 2, 3 and 4 and parts of Lot Thirty-seven of Leonard Allotment as recorded in Portage County Records of Plats, Plat Book 7, Page 18 and also part of Franklin Lot No. Ten (10) and further described as follows:

Beginning at the Southwest corner of Lot Eighty-seven (87) of the Crossbrook Subdivision; thence Northeasterly 45.86 feet along the Easterly line of Francis Street to an iron pin; thence 65 deg. 36' East, 91.93 feet to an iron pin in the South line of said lot; thence East 29.81 feet along the South line of Lots Eighty-six (86) and Eighty-seven (87) of Crossbrook Subdivision and in the North line of Township Lot No. Ten (10) and also North line of Lot Thirty-seven (37) of Leonard Allotment to an iron pin at the Northeast corner of said Lot No. Thirty-seven (37); thence South 0 deg. 44' West 30 feet along the East line of Lot No. Thirty-seven (37) to an iron pin; thence West 155.68 feet along the North pin at the Easterly line of Francis Street; thence Northeasterly 35.37 feet along the street line to the place of beginning and containing 0.15 acres of land. Be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
