In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Mantua to-wit:

Situated in the State of Ohio, County of Portage and in the Village of Mantua:

PARCEL 1:

And situated in Lot 40 of the original survey at Mantua Township and being the East half of the following described land:

Beginning at a stake at the Southwest corner of land owned by the heirs of Peter Schiking; thence N. 0 deg. 45' E., 333.96 feet to the center of the road; thence S. 50 deg. 30' E., 179.56 feet to a post in the center of the road; thence S. 0 deg. 45' W., 262.02 feet to a post; thence N. 86 deg. 35' W., 138.60 feet to the place of beginning, said East half containing one-half acre of land, excepting the following described parcel:

Situated in the Village of Mantua, County of Portage and State of Ohio, and known as being a part of Lot No. 40 in the original survey of Mantua Township and is bounded as follows:

Commencing at a point in the West line of Line Street; thence N. 88 deg. 15' W., along the North line of land formerly purchased by this Grantee from Florence Harmon 71.5 feet to the Southeast corner of land of Myra A. Scoville; thence N. 1 deg. 15' E., 85.8 feet; thence N. 82' 15" E., 72.4 feet to the West line of said Line Street; thence S. 1 deg. 15' W., 97.8 feet to the place of beginning and containing 0.15 acres of land.

PARCEL 2:

Situated in the Village of Mantua, County of Portage and State of Ohio, commencing at the intersection of the East line of Line Street and the South line of Prospect Street; thence S. 50 deg. 30' E., along the South line of Prospect Street 76.3 feet; thence S. 2 deg. 52' W., 86.8 feet; thence N. 89 deg. 09' W., 57.5 feet to the East line of Line Street; thence N. 1 deg. 15' E., 134.6 feet to the place of beginning, containing 149/1000 acres of land, excepting the following described parcel:

Situated in the Village of Mantua, County of Portage and State of Ohio, and known as part of Lot Number 40 in Mantua Township bounded and described as follows:

Begining at a point S. 1 deg. 15' W., 94.6 feet from the intersection of the East line of Line Street and the South line of Prospect Street; thence S. 89 deg. 19' E., about 57.5 feet; thence S. 2 deg. 52' W., 40' to land and Addie Colt; thence N. 89 deg. 19' W., 57.5 to the East line of said Line Street; thence N. 1 deg. 15' E., 40 feet to the place of beginning and containing 0.046 acres of land.

PARCEL 3:

Situated in the Village of Mantua, County of Portage and State of Ohio, and known as being that part of Line Street lying between Parcel 1 and 2 hereinabove described vacated by Helen of Mantua, Ohio by Ordinance No. 183 on November 1, 1937 as recorded in Vol. 91, Page 861 of Portage County Records.

Said Premises Located at 4474 West Prosect Street, Mantua, Ohio 44255.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
