In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Atwater to-wit:

Beginning at a point in the East line of said lot at the Northeast corner of land owned by R. Kays, said point being 33 feet North of the Southeast corner of said Lot No. 6; thence N. 1 deg. 43' E., 542 feet to a point in the East line of said lot and in the center of the road; thence N. 89 deg. 30' W., 873.5 feet to an iron rod and passing over an iron rod set 30 feet from the center of the road; thence S. 1 deg. 43' W., 575 feet to an iron rod in the South line of said Lot No. 6; thence S. 89 deg. 30' E., 345.5 feet along the South lot line to an iron pipe; thence N. 1 deg. 43' E., 33 feet to an iron rod; thence S. 89 deg. 30' E., 528 feet to the place of beginning and passing over an iron rod set 30 feet West thereof, containing 11.12 acres. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
