In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

PARCEL I:

Situated in the Township of Freedom, County of Portage and State of Ohio and known as being part of Lot No. 48 in said township and further described as follows:

Beginning at a point in the centerline of North and South highway at the Southeast corner of a 0.75 acre tract sold by Frank N. Stanley and Amy D. Stanley, Grantors herein, to Earl R. Wood and Lillian H. Wood, Grantees herein, as recorded in Volume 574, Page 355, Portage County Records of Deeds, the true place of beginning for this description; thence South along a centerline of said highway, same being also East line of Lot 48, a distance of 33 feet to a point; thence West and parallel to the South line of aforementioned 0.75 acre parcel a distance of 330.0 feet to a point in the West line of lands of Grantors herein, Frank N. Stanley and Amy D. Stanley; thence North along Stanley's West line, a distance of 33 feet to the Southwest corner of aforementioned 0.75 acre parcel; thence East along the South line of said 0.75 acre parcel to the place of beginning and containing 0.25 acres of land, be the same more or less, but subject to all legal highways.

Situated in the Township of Freedom, County of Portage and State of Ohio and known as being part of Lot 48 in said township and further bounded and described as follows:

Beginning at a point in the centerline of the North and South highway, said point being also in the East line of Lot 48 and at the Northeast corner of a five-acre tract conveyed by Jessie M. Rainhart to First Party herein as recorded in Volume 478, Page 175, the true place of beginning; thence West along the North line of said five-acre parcel a distance of 20 rods or 330 feet to the Northwest corner thereof; thence South along the West line of said five-acre parcel, a distance of 6 rods or 99 feet to a point; thence East and parallel with the North line of said five-acre parcel a distance of 20 rods or 330 feet to the centerline of said highway; thence North along the centerline of said highway and East lot line of Lot 48, a distance of 6 rods or 99 feet to the place of beginning and containing 0.75 acres, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $72,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
