In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 25, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Being part of Original Township Lot 5 S. E., Subdivision of said township and being more fully described as follows:

Beginning at a point at the intersection to the centerline of right of way of State Route 14 (variable width) and Porter Road, T.H. 54 (40' wide); thence S. 42 degrees 54' 44" E., 1740.70' along the centerline of right of way of State Route 14, to a point, said point also being the true place of beginning for the parcel of land herein described; thence N. 60 degrees 31' 43" E., 140.38' and passing over a rebar set at 45.93' to a rebar set; thence S. 88 degrees 44' 35" E., 262.39' to a 1/2" diameter iron pipe found; thence S. 01 degrees 17' 38" W., 269.89' to a 1/2" diameter iron pipe found; thence S. 60 degrees 31' 43" W., 140.41' and passing over a rebar set at 94.15' to a point on the centerline of right of way of State Route 14; thence N. 42 degrees 54' 44" W., 376.29', along the centerline of right of way of State Route 14, to the point of beginning and containing 1.992 acres of land, more or less, of which 0.389 acres of land more or less, are contained in the present right of way State Route 14 as surveyed by Dan Stankavich, Professional Number 7122 on August 1, 2004. Bearings are assumed North Bearing cited to denote angles only. All rebar set are 5/8" diameter x 30" long with ID Cap "Stankavich 7122".

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
