In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 11, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

Beginning at an iron pin set to mark the intersection of the South line of said Lot 60 and the centerline of Ravenna-Painesville Road, S.R. 44; thence N. 13 deg. 30' E., 1129.16 feet along said centerline of S.R. 44 to a point, said point being the principal place of beginning for the following described parcel; thence continuing N. 13 deg. 30' E., along aforesaid centerline of S.R. 44, 153.42 feet to a point; thence S. 88 deg. 37' E., parallel to the South line of land of Grantor 564.70 feet to an iron pin; thence S. 1 deg. 23' W., 150.00 feet to an iron pin in said South line of Grantor; thence N. 88 deg. 37' W., 596.90 feet to the place of beginning and containing 2.00 acres as surveyed by Robert Weinkauf, Registered Surveyor No. 3859. Beginning at a point in the Southerly line of Shalersville Township at the intersection of the Southerly line of said Lot 60 and the centerline of C.H. 154, Lake Rockwell Road, with the centerline of S.R. 44, Ravenna-Painesville Road; thence N. 13 deg. 25' 38" E., along the centerline of S.R. 44, a distance of 1129.13 feet to a point at the Southwesterly corner of land now or formerly owned by Richard C. & Nancy Youngblood (Volume 810, Page 490 and Volume 1010, Page 823); thence S. 88 deg. 37' 26" E., along the Southerly line of said Youngblood (Volume 810, Page 490 and Volume 1010, Page 823), a distance of 163.00 feet to a 5/8" iron rod set which marks the true place of beginning for the following described parcel of land; thence continuing S. 88 deg. 37' 26" E., along the Southerly line of said Youngblood (Volume 810, Page 490 and Volume 1010, Page 823) a distance of 230.20 feet to a 5/8" iron rod set; thence S. 04 deg. 06' 27" W., a distance of 54.66 feet to a 5/8" iron rod set; thence N. 85 deg. 45' 03" W., a distance of 91.83 to a 5/8" iron rod set; thence N. 68 deg. 25' 33" W., a distance of 144.79 feet to the true place of beginning, containing 0.190 acres of land more or less, as surveyed February 14, 1990, by Al Szuch & Associates, Registered Surveyor No. 5398. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
