Beginning at a 1/2" iron pipe found in the Northerly line of Lot 10, South Division, at the intersection of the centerline of C.H. 171, Cleveland Road and C.H. 163 Lovers Lane; thence S. 43 deg. 18' 00" E., along the centerline of C.H. 171, a distance of 110.0 feet to a point at the Southeasterly corner of land now or formerly owned by H. Kunar (O.R. 61/171); thence continuing S. 43 deg. 18' 00" E., along the centerline of C.H. 171, a distance of 100.00 feet to a point at a Northeasterly corner of land now or formerly owned by D. or P. Fedor (Vol. 1043, Pg. 465); thence S. 53 deg. 35' 00" W. (passing over a 1/2" iron pipe found at 30.00 feet), a distance of 201.25 feet to a 1/2" iron pipe found; thence S. 43 deg. 18' 00" E., a distance of 20.00 feet to a 1/2" iron pipe found; thence S. 41 deg. 23' 30" W., along a Westerly line of Fedor, a distance of 833.53 feet to a 1/2" iron pipe found in the Westerly line of Lot 10, South Division; thence N. 01 deg. 19' 22" E., along the Westerly line of Lot 10, South Division, a distance of 124.23 feet to a 1/2" iron rod set; thence N. 41 deg. 24' 30" E., a distance of 546.68 feet to a 1/2" iron rod set; thence N. 01 deg. 21' 04" W., a distance of 130.98 feet to a 1/2" iron rod set; thence N. 53 deg. 50' 30" E., a distance of 120.79 feet to a 1/2" iron rod set in the Westerly line of the aforementioned H. Kunar; thence S. 30 deg. 20' 54" E., a distance of 40.33 feet to a 1/2" iron pipe found at the Southwesterly corner of said H. Kunar; thence N. 49 deg. 19' 47" E. (passing over a 1/2" iron pipe found at 170.00 feet), a distance of 200.00 feet to the true place of beginning, containing 2.1650 acres of land, more or less, as surveyed August 14, 1997 by Rob A. Szuch, Registered Professional Surveyor No. 7288.
Said Premises Located at 6883 Cleveland Road, Ravenna, OH 44266.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
