From an iron pin at the Northwest corner of said Lot No. 44 and the Northeast corner of said Lot No. 54, proceed S. 0 deg. 3' W., with the West line of said Lot No. 44 and the East line of said Lot No. 54, a distance of 434.45 feet to the point of beginning; thence S. 89 deg. 12' E., a distance of 815.03 feet to an iron pin; thence S. 0 deg. 51' W., a distance of 98.82 feet to an iron pin; thence N. 89 deg. 12' W., a distance of 813.66 feet to a point in said West line of Lot No. 44 and said East line of Lot No. 54; thence continuing N. 89 deg. 12' W. (passing over an iron pin at 481.52 feet), a distance of 511.88 feet to a railroad spike in the centerline of S.R. 700 (Freedom-Burton Road); thence N. 9 deg. 37' E., with said centerline of S.R. 700, a distance of 100.00 feet to a railroad spike; thence S. 89 deg. 12' E. (passing over an iron pin at 30.36 feet) a distance of 495.26 feet to the point of beginning, containing 2.990 acres of which 1.142 acres are in Lot 54 and 1.848 acres are in Lot 44, be the same more or less.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
