Situated in the State of Ohio, County of Portage, Nelson Township, T5N R6W of the old Connecticut Western Reserve and Lot 8 being a 16.001 acre parcel to be subdivided, more fully described as follows:
Beginning at the intersection of Adams Road 60 feet wide with the centerline of State Route 88 on a curve to the left of radius of 2292.00 feet, angle of 20 degrees 33 minutes, tangent of 415.48 feet, length 822.00 feet; 566.22 feet to the point of tangency; thence with the centerline of State Route 88 North 00 degrees 38 minutes 38 seconds West, 3473.78 feet to Portage County Horizontal Control Monument Station 65-008-1, which is a brass disc set in the top of a 12" concrete post flush with the ground surface. The Ohio North Zone Lambert Projection Coordinates are Y=614375.228 feet and X=2387461.096 feet, this monument is at the intersection of the centerlines of State Route 88 between Adams Road TH 282 and the North line of Lot 8; thence South 12 degrees 23 minutes 20 seconds East, 143.99 feet to a 3/4" x 36" steel pin found on the State Route 88 right of way line, which is the point of beginning for Parcel "F" located on the Eastern right of way for State Route 88; thence South 88 degrees 06 minutes 45 seconds West, 30.03 feet to a point on the centerline of State Route 88; thence North 00 degrees 38 minutes 38 seconds West, 35.59 feet on the centerline of State Route 88 to a point of curve to the right; thence along a curve having a radius of 369.65 feet, a delta of 26 degrees 27 minutes 10 seconds and arc length 170.66 feet and tangent of 86.88 feet and a chord which bears North 12 degrees 35 minutes 02 seconds East, 169.15 feet to a point in the centerline of State Route 88; thence North 88 degrees 42 minutes 00 seconds East, 34.08 feet to a 3/4" x 36" steel pin set on the right of way; thence North 88 degrees 42 minutes 00 seconds East, 689.56 feet to a 3/4" x 36" steel pin set with a 1-7/8" aluminum cap; thence South 00 degrees 38 minutes 39 seconds East, 191.99 feet to a 3/4" x 36" steel pin found; thence South 88 degrees 06 minutes 46 seconds West, 732.45 feet to the point of beginning and containing 147,265.85 square feet or 3.381 acres of land, more or less, subject to legal rights of way and easements. And known as being part of Township Lot 8 and part of a record 3.381 acre parcel conveyed to R. L. and J. M. Smith on August 23, 2000 by deed recorded in O.R. 558, Page 338 of the Portage County Recorder's Office, being further bounded and described as follows:
Commencing at the point of intersection of the tangents for a curve in the centerline of S.H. 326, S.R. 88, Ravenna-Parkman Road, 60 feet wide, witness Portage County Disk 65-008-01 found in concrete 0.66 feet South and 0.77 feet East of point described; thence South 00 deg. 38' 40" East, along a tangent of said curve in the centerline of said Ravenna-Parkman Road, passing over a point of curvature at 106.81 feet, a total distance of 122.40 feet to the "True Place of Beginning" of the parcel herein to be described;
Course 1: Thence North 89 deg. 36' 54" East, passing over a 5/8" rebar set w/cap 6541 at 33.00 feet and 230.00 feet, a total distance of 762.57 feet to a 3/4" rebar found w/cap 6843 at the Northeast corner of a record 1.050 acre parcel conveyed to the Garrettsville Church of God on June 28, 1985 by deed recorded in Deed Volume 1028, Page 922 of the Portage County Recorder's Office also being in the West line of a parcel conveyed to B. Hippie on April 25, 2006 by deed recorded in File No. 200609862 of the Portage County Recorder's Office.
Course 2: Thence South 88 deg. 06' 45" West, along the North line of said Garrettsville Church of God parcel, a distance of 762.74 feet to the Northwest corner thereof, corner also being in the centerline of said Ravenna-Parkman Road, witness a 3/4" rebar found, North 88 deg. 06' 45" East, a distance of 30.00 feet from corner described.
Course 3: Thence North 00 deg. 38' 40" West, along the centerline of said Ravenna-Parkman Road, a distance of 20.00 feet to the "Place of Beginning" of the parcel herein described and containing 0.1751 acres of land more or less, but subject to all legal highways as surveyed and described by John W. Patrick, Jr. Professional Surveyor S-6541, in August of 2009.
The "Basis of Bearings" for this description is South 88 deg. 06' 45" West along the South line of the Garrettsville Church of God parcel as recorded in Deed Volume 1028, Page 922 of the Portage County Recorder's Office.
Prior Deed Reference: Quit-Claim Deed, Instrument 200018365.
Said Premises Located at 12902 State Route 88, Garrettsville, Ohio 44231.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
