In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 16, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Being part of Lot 28 in said township and bounded and described as follows:

Beginning at a point at the intersection of the Northerly line of Lot 28 and centerline of C.H. 69, Hartville Road; thence South 15 degrees 23' 00" West, along the centerline of C.H. 69, a distance of 596.31 feet to a point at the Southeasterly corner of land now or formerly owned by S. C. Geiger (Volume 975, Page 1149) which marks the true place of beginning for the following described parcel of land; thence South 15 degrees 12' 00" West continuing along the centerline of C.H 69, a distance of 160.00 feet to a point; thence South 89 degrees 42' 39" West (passing over a 5/8" iron rod set at 40.00 feet), a distance of 564.01 feet to a 5/8" iron rod set; thence North 15 degrees 12' 00", a distance of 160.90 feet to a 5/8" iron rod set in the Southerly line of land now or formerly owned by C. or G. D. Geiger (Volume 743, Page 572 and Volume 758, Page 91); thence North 89 degrees 39' 35" East along C. or G. D. Geiger's Southerly line, a distance of 213.77 feet to a 1" iron bar found at the Southwesterly corner of the aforementioned S. C. Geiger; thence North 89 degrees 53' 00" East (passing over a 5/8" iron bar set at 319.46 feet) a distance of 350.00 feet to the true place of beginning, containing 2.005 acres of land, more or less, as surveyed May 20, 1992, by Rob A. Szuch, Registered Professional Surveyor No. 7288 dba Al Szuch & Associates.

Said Premises Appraised at $105,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
