In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 26, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

And known as being a part of Lot 55 of said township and further described as follows:

Beginning at a monument at the centerline intersection of State Route 44 and Alexander Road T.H. 27; thence South 89 deg. 00' East, a distance of 1135.00 feet along the center line of Alexander Road to a point which is the true place of beginning; thence North 1 deg. 07' East, a distance of 440.00 feet along an Easterly line of R. K. and W. L. Rogers Jr. to an iron pin and passing over an iron pin at 25.00 feet; thence the next 4 courses around the boundary of the said Rogers Jr.;

1. South 89 deg. 00' East, a distance of 10.00 feet to an iron pin;

2. North 76 deg. 44' 59" East, a distance of 83.30 feet to an iron pin;

3. South 79 deg. 41' 31" East, a distance of 80.90 feet to an iron pin;

4. South 59 deg. 35' 13" East, a distance of 136.96 feet to a point;

Thence North 88 deg. 53' West, a distance of 100.00 feet along the Northerly line of W. H. Jr. and C. M. Criswell to an iron pin; thence South 1 deg. 07' West, a distance of 30.00 feet along the Westerly line of the said Criswell to an iron pin; thence North 89 deg. 07' 20" West, a distance of 170.00 feet along the Northerly line of B. M. Wise to an iron pin; thence South 1 deg. 07' West, a distance of 350.00 feet along the Westerly line of said Wise to a point in the centerline of Alexander Road and pasing over an iron pin 25.00 feet back from said centerline; thence North 89 deg. 00' West, a distance of 10.60 feet along the centerline of Alexander Road to the true place of beginning and containing 0.561 acres of land, more or less, as surveyed on February 22, 2006, by Edward P. Wanchick, Registered Surveyor Number 5756.

Said Premises Located at 4129 Alexander Road, Atwater, OH 44201.

Said Premises Appraised at $65,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
