In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 19, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Also known as being part of Lot No. 37, township, county, and aforesaid and more particularly described as follows:

Beginning at a stone at the Northeast corner of said Lot No. 37; thence due East along the North line of said Lot No. 37 for a distance of 1,993.11 feet to an iron pin in the centerline of Mennonite Road (Highway No. 256) which marks the true place of beginning of the following described parcel of land. This true place of beginning is 1,124.29 feet West of the Northwest corner of a 60.00 acre parcel of land now owned by Albert Corbett; thence continuing due East along the North line of said Lot No. 37 and centerline of Highway No. 256 for a distance of 100.00 feet to an iron pin at the Northwest corner of a 1.13 acre parcel of land now or formerly owned by Rose A. Rubec; thence at right angles to the preceding course due South for a distance of 500.00 feet to an iron pipe; thence at right angles to the preceding course due West for a distance of 100.00 feet; thence at right angles to the preceding course due North for a distance of 500.00 feet to the true place of beginning and found to contain 1.148 acres of land as surveyed by Lucius F. Converse Serial No. 1199 in August, 1953.

Iron pipes were set 30.00 feet Southwardly from the centerline of Highway No. 256 on both of the North and South lines.

Said Premises Appraised at $75,000.00 - WITHOUT REAPPRAISAL and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
