The land referred to in this commitment, situated in the Township of Ravenna, County of Portage, State of Ohio, is described as follows:
Also known as being parts of Lots 10 N and 11 N of said township and more fully described as follows:
Beginning at an iron pipe found at the Northwest corner of Ravenna Township Lot 11-N; thence with the West line of said lot and the centerline of Cooley Road (T.H. 217 A, 60 feet wide) S. 0 deg. 38' 00" W., 291.06 feet to the centerline of S.R. 88 (T.H. 328, Ravenna Parkman Road, 80 feet wide); thence with said centerline N. 49 deg. 35' 17" E., 461.72 feet to a point and the true place of beginning for the parcel herein to be conveyed; thence with additional lands of Tucker the following: S. 39 deg. 19' 00" E., 641.40 feet to an iron pin found and passing over an iron pin found 30.01 feet from said road centerline, S. 89 deg. 11' 17" E., 158.91 feet to an iron pin set; N. 19 deg. 52' 31" E., 257.77 feet to an iron pin set; thence with lands of the following: N. 88 deg. 50' 06" W., 315.01 feet to an iron pin found; N. 39 deg. 19' 00" W., 410.00 feet to the center of said S. R. 88 and passing over an iron pin found 30.01 feet from said centerline; thence with said road centerline S. 49 deg. 35' 17" W., 100.00 feet to the true place of beginning. Containing 2.52445 acres of land, of which 2.40925 acres is in Lot 11-N and 0.1151 acres is in Lot 10-N, be the same more or less, but subject to all legal highways, easements and limitations of record, if any, as surveyed and determined in October, 1961 by Douglas E. Bedore, Registered Surveyor 6023.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
