Situated in the City of Ravenna, County of Portage, State of Ohio and is described as follows:
Being part of Lot 66, South Division, in said city and bounded and described as follows:
Beginning at a 2" iron pipe in a monument box found at the intersection of the centerline of Myrtle Street and Riddle Avenue; thence North 89 deg. 40' 05" East, along the centerline of Riddle Avenue, a distance of 265.00 feet to a point; thence South 00 deg. 10' 33" East, a distance of 30.00 feet to a 3/4" iron pipe found in the Southerly line of Riddle Avenue, at the Northeasterly corner of land now or formerly owned by W. & D. Bower (Volume 792, Page 339), which marks the true place of beginning for the following described parcel of land; thence North 89 deg. 40' 05" East along the Southerly line of Riddle Avenue, a distance of 60.16 feet to a 3/4" iron pipe found at the Northwesterly corner of land now or formerly owned by T. E. or J. P. O'Neil (Volume 1140, Page 353); thence South 00 deg. 07' 55" East, along the Westerly line of said O'Neill, a distance of 180.06 feet to a 5/8" iron rod found in the Northerly line of Sublot No. 12 in the Riddle Addition, as recorded in Volume 5, Page 28 of the Portage County Record of Plats; thence South 89 deg. 38' 57" West, along the Northerly line of Sublot 12 and Northerly line of Sublot 13 in the Riddle Addition, a distance of 60.04 feet to a 3/4" iron pipe found at the Southeasterly corner of the aforementioned Bower; thence North 00 deg. 19' 33" West, along the Easterly line of Bower, a distance of 180.00 feet to the true place of beginning, containing 0.2485 acres of land, as surveyed and described November 17, 2000 by Rob A. Szuch, Registered Professional Surveyor No. 7288.
Said Premises Located at 518 East Riddle Avenue, Ravenna, OH 44266.
Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
