Situated in the Township of Franklin, County of Portage and State of Ohio:
Located in Lot 75, Franklin Township, Portage County, Ohio. Being a part of the Royal R. Pierce 66.53 acre tract as surveyed by Paul C. Shafer, March 17, 1952 and is more particularly described as follows:
Beginning at a point in the centerline of County Highway 155, which point is South 41 deg. 44' W., 433.74 feet from the intersection of the centerline of County Highway 155 and North line of Franklin Township; thence S. 61 deg. 57' E., 30.88 feet to an iron pin in the East right-of-way line of County Highway 155; thence South 61 deg. 57' E., 200.00 feet to an iron pin; thence S. 28 deg. 03' W., 150.00 feet to an iron pin; thence N. 61 deg. 57' W., 225.72 feet to an iron pin in the East right-of-way line of County Highway 155; thence North 61 deg. 57' W., 30.00 feet to a point in the centerline of County Highway 155; thence with the centerline of County Highway 155, N. 28 deg. 03' E., 51.67 feet to a point; thence still with the centerline of County Highway 155, N. 41 deg. 44' E., 101.20 feet to the place of beginning. Said tract containing 0.852 acres more or less. Surveyed by H. R. Lloyd, R. S. No. 2121, August 13, 1955.
Said Premises Located at 7748 Diagonal Road, Kent, OH 44240.
Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
