Situated in the Township of Windham, County of Portage and State of Ohio:
And known as being part of Lot 72 in said township, and further bounded and described as follows:
Beginning at a point on the center line of Gotham Road at the Southwest corner of land conveyed to J. or K. Maur by deed dated 12/4/2000, said point being South 89 deg. 15' 47" West, a distance of 487.00 feet from the centerline intersection of said Gotham Road and Stanley Road; thence South 89 deg. 15' 47" West, along said centerline of Gotham Road, a distance of 179.50 feet to a point; thence North 1 deg. 43' 00" West, and passing over a 5/8" capped rebar set at 30.00 feet, a distance of 545.00 feet to a 5/8" capped rebar set; thence North 89 deg. 15' 47" East, a distance of 146.50 feet to a 5/8" iron pin set; thence South 1 deg. 43' 00" East, a distance of 55.00 feet to a 5/8" iron pin set; thence South 1 deg. 43' 00" East and along the West line of land conveyed to D. Shafer by deed recorded 11/10/1998 and along the West line of said Maur's land and passing over a 5/8" iron pin found at 460.00 feet, a distance of 490.00 feet to a point and the true place of beginning and containing therein 2.2308 acres of land as surveyed in January, 2002, by Jerry W. Daniel, Registered Surveyor No. 6222.
Said Premises Located at 8421 Gotham Road, Garrettsville, OH 44231.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
