In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 30, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

PARCEL 1:

Situated in the City of Ravenna, County of Portage and State of Ohio:

And known as being 15 feet off the Southeast part of Lot No. 10 and 5 feet off the Northeast part of Lot No. 11 in L. C. Dodge and Company's Addition to the Village of Ravenna, Ohio, as recorded in Portage County Record of Deeds, Volume 1, Page 146 and is more particularly described as follows, to wit:

Commencing at a point 15 feet South of the Southeast corner of Grantee's land; thence West parallel with Grantee's South line 85 feet to a stake; thence North parallel with Grantee's West line 50 feet to a point in the continuation of Grantee's North line; thence East 15 feet to Grantee's Northwest corner; thence South 45 feet to Grantee's Southwest corner; thence East on Grantee South line 70 feet to the Southwest corner; thence East on Grantee's South line 70 feet to the Southeast corner of Grantee's land; thence South 5 feet to the place of beginning, containing 1100 square feet in all, be the same more or less, but subject to all legal highways.

Situated in the City of Ravenna, County of Portage and State of Ohio:

And known as being part of Lot No. 10 in L. C. Dodge & Company's Addition to the Town Plat of Ravenna Village, as the same is marked and numbered on the plat and recorded in Portage County Record of Deeds, Volume 1, Page 146, and is part of the same premises deeded to Grantor E. W. Horning by Joseph M. Kouleka, George F. Houck and Patrick O'Brien, Trustee of the Estate of Ignatius F. Hortsman, Bishop of Cleveland, Deceased, dated March 12, 1909, and recorded in Volume 215, Page 295, Portage County Records. The tract hereby conveyed is a parcel of 45 feet front on Forth Street, 70 feet East and West, and begins at the Southeast corner of said Lot No. 10 and extends West of the South line of said Lot No. 10, 70 feet to a stake to be driven; thence North parallel with the East line of said lot 45 feet to a stake to be driving; thence East parallel with the South line of lot, 70 feet to the East line of said Lot No. 10; thence South 45 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $62,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
