In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 23, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

Beginning at an iron pipe at the Northwest corner of the replat of Sublot 26 of Macracken Subdivision as recorded in Plat 2000-68 in the Portage County Records; thence N. 2 deg. 25' W., 51.62 feet to an iron pipe at the Northeast corner of land owned by T. or P. Bowman; thence S. 85 deg. 40' W., 583.53 feet along Bowman's North line to the centerline of Stone Road and passing over in iron pipe 30.09 feet from the road center; thence N. 0 deg. 10' E., 30.09 feet along the centerline of Stone Road to the Southwest corner of land owned by T. or C. Meredith; thence N. 85 deg. 40' E., 582.18 feet to an iron pipe at Meredith's Southeast corner and passing over an iron pipe 30.09 feet from the road centerline; thence N. 2 deg. 25' W., 214.39 feet to Meredith's Northeast corner and being in the South line of land owned by Stonegate Enterprises, Inc.; thence S. 88 deg. 18' 51" E., 382.65 feet along the South line of Stone-Gate Enterprsies, Inc. to an iron pipe at the Northwest corner of land owned by D. or D. Bennett; thence S. 0 deg. 10' W., 293.33 feet along Bennett's West line to an iron pipe at the Northeast corner of land owned by V. Cox (D.V. 996, Pg. 973); thence N. 88 deg. 38' W., 369.27 feet along the North lines of Cox and the aforementioned replat of Sublot 26 to the beginning containing 2.941 acres of land, be the same more or less, but subject to all legal highways as surveyed in September, 2002 by Edward J. Collier, Registered Surveyor No. 7141.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
