In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 23, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

Situated in the Township of Hiram, County of Portage and State of Ohio:

And known as being part of Lot 7 in Hiram Township and further described as follows:

Starting at an iron rod at the centerline intersection of Norton Road and Udall Road; thence North 2343.34 feet along the centerline of Udall Road to an iron pipe; thence North 32 degrees 13' 32" East, 428.30 feet along the centerline of Udall Road to the true place of beginning; thence North 32 degrees 13' 32" East, 11.40 feet along the centerline of Udall Road to the Grantees' Southwest corner; thence South 85 degrees 40' 35" East, 424.31 feet to the Grantee's Southwest corner; thence North 32 degrees 16" East, 200.00 feet to the Grantees' Northeast corner; thence North 88 degrees 4' 50" East, 794.09 feet along the North line of Lot 7 to an iron pipe at the Northeast corner of Lot 7; thence South 0 degrees 48' 38" East, 308.71 feet along the East line of Lot 7 to an iron pipe; thence North 83 degrees West, 917.95 feet to an iron pipe; thence North 85 degrees 40' 35" West, 424.31 feet to the true place of beginning and passing over an iron pipe 33.95 feet from the road center. Containing 4.926 acres of land, be the same more or less, but subject to all legal highways, as surveyed in September, 1979 by David Collier, Registered Surveyor No. 4819.

Starting at the intersection of the centerline of Udall Road with the North line of Portage County; thence South 14 degrees 07' West, 1324.91 feet along the centerline of Udall Road to an angle; thence South 24 degrees 46' West, 1918.19 feet along the centerline of Udall Road to the Southwest corner of Harry Lind and being the true place of beginning; thence North 79 degrees 22' 30" East, 450.00 feet along the North property line of Edward Owen and Marie Louise Owen, Grantors in that certain Quit Claim Deed recorded at Deed Book 905, Pages 206-207 and the South line of Lind; thence South 23 degrees 03' West, 200.00 feet; thence South 85 degrees 00' 10" West, 424.31 feet to the center line of Udall Road; thence North 23 degrees 03' East, 150.00 feet along the centerline of Udall Road to the true place of beginning. Containing 1.504 acres of land, be the same more or less, but subject to all legal highways, as surveyed in November, 1971 by David J. Collier, Registered Surveyor No. 4819.

Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
