Situated in the Village of Garrettsville, County of Portage and State of Ohio, and known as being part of original surveyed Lot No. 1 and more particularly known as being parts of Village Lots No. 117 in the incorporated Village of Garrettsville as surveyed and platted A. D. 1870 by J. Cole County Surveyor, Plat Volume 2, Page 7, and is bounded and described as follows:
Commencing at the most Easterly corner of said Village Lot No. 117, and on the Southeasterly line of Water Street and running North 57 deg. 28' West, along the line of said street 50 feet; thence South 32 deg. 25' West, at right angles with said Water Street to the Southwesterly end of said Lot No. 117; thence Southeasterly along the back end of said lot to the most Southerly corner of the same; thence North 44 deg. 07' East along the Southeasterly line of said lot, the place of beginning and being now known as Lot No. 117, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
