In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Situated in the City of Aurora, County of Portage and State of Ohio and being known as Unit No. 825-6 in the Hampton Glen Condominium, Phase VI, together with its undivided 1.6129% interest (which undivided interest may be hereinafter amended pursuant to Article XIX of the declaration, as hereinafter defined) in and to the common areas in Hampton Glen Condominium, as shown by the drawings recorded in Plat Book 34, Page 59, re-recorded in Plat Book 35, Page 13 and as amended in Plat Book 35, Pages 43 thru 48 in Plat Book 35, Page 52, Plat Book 35, Pages 53 thru 58, Plat Book 36, Pages 4 thru 9, Plat Book 36, Page 21, Plat Book 36, Page 25, Plat Book 36, Page 26, Plat Book 36, Pages 27 thru 32, Plat Book 36, Pages 62 thru 68, Plat Book 37, Pages 9 thru 14, Plat File No. 90-1 and Plat File No. 90-5 inclusive of Portage County Map Records (said drawings hereinafter referred to as the "Drawings"), and as further described in the declaration and by-laws creating and establishing a plan for condominium ownership under Chapter 5311 of the Revised Code of Ohio for Hampton Glen Condominium, recorded in Volume 1062, Pages 414 thru 477, First Amendment in Volume 1063, Pages 480 thru 490, Second Amendment in Volume 1066, Pages 704 thru 719, Third Amendment in Volume 1071, Pages 888 thru 893, Fourth Amendment in Volume 1072, Pages 993 thru 1002 and Fifth Amendment in Volume 1078, Pages 816 thru 824, Sixth Amendment in Volume 1080, Pages 246 thru 255, Seventh Amendment in Volume 1088, Pages 717 thru 727 and Eighth Amendment in Volume 1089, Pages 329 thru 338 inclusive of Portage County Records (said declaration hereinafter referred to as the "Declaration").

Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
