In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Situated in the City of Aurora, County of Portage and State of Ohio, in Lot 18 of Aurora Township and further described as follows:

Beginning at a monument at the intersection of the centerlines of State Route 306 and State Route 432 in the City of Aurora; thence North 41 deg. 44' 30" West, along the centerline of State Route 43, a distance of 545.89 feet to a point which is the true place of beginning; thence continuing North 41 deg. 44' 30" West along the centerline of State Route 43, a distance of 457.29 feet to a point; thence North 89 deg. 50' 31" East and passing over an iron pipe at 43.55 feet, a distance of 370.06 feet to an iron pipe; thence South 0 deg. 27' 30" West, a distance of 311.53 feet to an iron pipe; thence South 64 deg. 03' 30" West and passing over an iron pipe 34.30 feet from the center of 70.19 feet to the place of beginning and containing 1.678 acres of land as surveyed by I. M. Satrom, Registered Surveyor No. 4226.

Said Premises Appraised at $240,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
