In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

And known as being Lot No. 6 of H. D. Seymour's Addition to the City of Ravenna, Volume 99, Page 427 of Portage County Records.

Also situated in the City of Ravenna, County of Portage and State of Ohio and known as being part of Lot 61 in the South Division of Ravenna Township and further described as follows:

Beginning at an iron pipe set at the Southwest corner of Sublot 5, the H. D. Seymour addition to the City of Ravenna as recorded in Deed Volume 99, Page 427 in the Portage County Records; thence N. 89 deg. 56' 45" W., 30.00 feet to an iron bar found at the Southeast corner of Sublot 4; thence N. 0 deg. 04' 53" E., 170.00 feet along the East lines of Sublots 4, 3 and 2 to the Southwest corner of land now or formerly owned by C. Highman; thence S. 89 deg. 56' 45" E., 30.00 feet to an iron pipe set at the Northwest corner of Sublot 7; thence S. 0 deg. 04' 53" W., 170.00 feet along the West lines of Sublots 7, 6 and 5 to the beginning. Containing 0.117 of an acre of land, as surveyed in April, 2003 by Edward J. Collier, Registered Surveyor No. 7141.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
