In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Beginning at a point at the intersection of the centerline of T.H. 20, Griggy Road and C.H. 87, Waterloo Road; thence N. 89 degrees 00' 14" E., along the centerline of C.H. 87, a distance of 428.00 feet to a point; thence N. 88 degrees 25' 41" E., a distance of 21.59 feet to a point which marks the true place of beginning for the following described parcel of land; thence along the centerline of C.H. 87, deflecting to the left along the arc of a circular curve, having a radius of 1074.30 feet, a length of 50.06 feet and a chord of 50.06 feet that bears N. 87 degrees 09' 38" E. to a point at the Northwesterly corner of land now or formerly owned by A. Kostrubanich (Vol. 920, Pg. 225); thence South along the Westerly line of Kostrubanich, a distance of 491.12 feet to a 1/2" iron rod set; thence N. 89 degrees 59' 19" E., a distance of 164.01 feet to a 1/2" iron rod set in the Westerly line of land now or formerly owned by E. L. Paulus (Vol. 1140, Pg. 717); thence S. 02 degrees 21' 43" E., along Paulus' Westerly line (passing over a 1/2" iron rod set at 487.85 feet), a distance of 497.85 feet to a point in the Northerly line of land now or formerly owned by D. G. Sapp (O.R. 9/6); thence S. 83 degrees 26' 45" W., along the Northerly line of Sapp and Northerly line of land now or formerly owned by D. G. Silvers (Vol. 1057, Pg. 785), a distance of 235.53 feet to a point at the Southeasterly corner of land now or formerly owned by J. E. & M. L. Falter (Vol. 891, Pg. 844); thence N. 00 degrees 01' 50" W., along the Easterly line of Falter (passing over a 1/2" iron rod set at 10.00 feet), Easterly line of land now or formerly owned by D. & C. Barno (Vol. 1040, Pg. 64-66) and Easterly line of land now or formerly owned by J. A. & M. A. Martell (Vol. 995, Pg. 964) (passing over a 1/2" iron pipe found at 982.92 feet), a distance of 1012.92 feet to the true place of beginning, containing 3.1893 acres of land, more or less as surveyed August 29, 1997 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
