Located in Lot 31, Nelson Township, Portage County, Ohio and bounded and described as follows:
Beginning at the Northwest corner of Lot 31; thence North 89 degrees 59' 29" East along the North line of Lot 31, and the centerline of State Route 305, 928.81 feet to a point; the Northeast corner of lands now owned by J. D. or B. R. Finney and the true point of beginning for the following described premises:
Thence North 89 degrees 59' 29" East, along said lot line and centerline, 165.08 feet to a point, the Northwest corner of lands now owned by T. J. and R. L. Dye; thence South 0 degrees 13' 15" East, along the West line of said Dye, over an iron pipe found at 33.00 feet, 528.87 feet to an iron pipe set; thence South 89 degrees 59' 29" West, along the North line of lands now owned by P. J. or A. W. Kremae, 165.08 feet to an iron pipe found; thence North 0 degrees 13' 15" West, along the East line of land of J. D. or B. R. Finney, over an iron pipe found at 497.35 feet, 528.87 feet to the true place of beginning and containing 2.0043 acres of land, as surveyed in September 2003 by Donald D. Harvey.
Said Premises Located at 9488 State Route 305, Garrettsville, OH 44231.
Said Premises Appraised at $87,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
