Beginning at a point in the centerline of Winchell Road C.H. 264 at the centerline intersection of Pope Road C.H. 278; thence N. 89 deg. 53' 15" E., a distance of 191.01' along the centerline of Winchell Road to a point, which is the true place of beginning; thence N. 89 deg. 53' 15" E., a distance of 160.79' along the centerline of said road to an I.P. in an angle of said centerline; thence S. 47 deg. 41' 10" E., a distance of 53.08' along the centerline of Winchell Road to a point; thence S. 0 deg. 04' 09" E., a distance of 1137.54' along the Easterly line of Lot 1 to an I.P. and passing over an I.P. at 40.61'; thence N. 89 deg. 30' 21" W., a distance of 200.01' along the Southerly line of Lot 1 to an I.P.; thence N. 0 deg. 04' 09" W., a distance of 1171.23' to the true place of beginning, passing over an I.P. 1141.23' and containing 5.366 acres of land, more or less as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.

Said Premises Appraised at $190,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
