In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 9, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

And known as being a part of Lot 26 of said township and further described as follows:

Beginning at the centerline intersection of SR #305 and Wheeler Road T.H. 284;

1. Thence S. 6 deg. 34' E., a distance of 646.39' along the centerline of Wheeler Road to a point;

2. Thence on a curve to the left along the centerline of Wheeler Road, a distance of 331.40' having a delta of 23 deg. 44' 30", radius 799.76, chord 329.03', with a bearing of S. 18 deg. 26' 15" B. to a point;

3. Thence S. 30 deg. 18' 30" E., a distance of 208.00' along the centerline of Wheeler Road to a point which is the true place of beginning;

4. Thence N. 59 deg. 41' 30" E., a distance of 252.0' along the Southerly line of property owned by .43 Blair to an I.P. passing over an I.P. at 30.00';

5. Thence N. 25 deg. 57' 24" W., a distance of 176.43' along the Easterly line of A. J. Blair to an I.P.;

6. Thence East a distance of 400.00' along the Southerly line of Western Reserve Subdivision to an I.P.;

7. Thence S. 15 deg. 38' 34" W., a distance of 385.70' to an I.P.;

8. Thence S. 75 deg. 26' 18" W., a distance of 346.50' along the Northerly line of property owned by A. J. & J. M. Ruff to a point in the centerline of Wheeler Road and passing over an I.P. 31.17' back from said centerline;

9. Thence N. 30 deg. 18' 30" W., a distance of 200.07' along the centerline of Wheeler Road to the true place of beginning and containing 3.532 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 575.

Said Premises Located at 11538 Wheeler Road, Garrettsville, Ohio 44231.

Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
