In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 12, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Being a portion of land in Lot #88, Randolph Township, Portage County, Ohio and bounded and described as follows:

Beginning at I.P. at an angle point in the center line of C.H. 10 (Mogadore-Randolph Road); said I.P. being North 87 degrees 00' West, a distance of 1342.86 feet from a brass cap monument at the intersection of the center line of C.H. 10 and C.H. 69 (Hartville-Rootstown Road); thence South 59 degrees 40' West along the center of said road, a distance of 219.85 feet to an I.P.; thence North 2 degrees 48' West along the West property line of Paul Yanosik a distance of 274.26 feet to an I.P. and passing over an I.P. at 33.83 feet from the road center; thence North 87 degrees 12' East, a distance of 194.95 feet to an I.P.; thence South 2 degrees 48' East, a distance of 172.63 to the place of beginning and passing over an I.P. at 30.15 feet from the road center and containing 1.00 acres of land, more or less.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
