Situated in the Township of Freedom, County of Portage and State of Ohio:
And known as being a part of Lot No. 55, and bounded as follows:
Beginning at the center of the North and South Center Road on the lot line between Lots 55 and 56, and running West on said lot line 4 chains and 99 links to a stake; thence due North to the center of the East and West Center Road; thence Easterly on the center of said road to the intersection of the East and West with the North and South Center Road; thence South to the place of beginning, containing about one acre of land, as surveyed by John DiRoberto, R.S. No. 4835, in March, 1973. More accurately described as follows:
Part of Lot 55 in Freedom Township, Portage County, Ohio, beginning at a P.K. nail in the center line of State Route 700 on the lot line between Lot 55 and Lot 56 running along said lot line North 88 deg. 45' West, 247.91 feet to an iron pin; thence North 0 deg. 10' East, 177.80 feet to a P.K. nail in the center line of State Route 303; thence along the centerline State Route 303 South 81 deg. 03' East, 250.80 feet to a P.K. nail at the intersection of State Route 303 and State Route 700; thence along the centerline of State Route 700 South 0 deg. 10' West, 144.19 feet to the place of beginning, containing 0.916 acres in area, as surveyed by John DiRoberto, Surveyor No. 4835.
Said Premises Located at 8997 State Route 700, Ravenna, Ohio 44266.
Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
