In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 12, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Located in Lots No. 2 and 12, Freedom Township, Portage County, Ohio, and bounded and described as follows:

Beginning at the point of intersection of the centerline of Ravenna-Parkman Road (SR66) and the North line of Lot No. 2; thence S. 36 deg. 20' W., along the centerline of Ravenna-Parkman Road 1522.70 feet to a point, the Southeast corner of lands now owned by J. E. and G. Kerr, the true point of beginning for the following described premises; thence South 85 50' E., along the South line of said Kerr, 35.44 feet to an iron pipe; thence S. 76 22' 30" E., along the South line of said Kerr, 229.00 feet to an iron pipe; thence S. 0 56' 30" E., 67.69 feet to an iron pipe; thence S. 89 deg. 03' 30" W., 51.45 feet to an iron pipe; thence Southwesterly along a curve (angle equal to 90 00'; R equal to 100.00 feet; L equal to 157.08 feet; chord equal to 141.42 feet; chord bearing equal to S. 44 03' 30" W.; area equal to 2854 square feet), 157.08 feet to an iron pipe; thence S. 0 56' 30" W., 67.98 feet to an iron pipe; thence N. 86 00' W., passing over an iron pipe at 276.31 feet a total distance of 311.81 feet to a point in the centerline of Ravenna-Parkman Road; thence N. 36 20" E., along said centerline, 338.75 feet to the true point of beginning and containing 1.7153 acres of land as surveyed in July 1992 by Donald D. Harvey, Reg. Surveyor #4112. 1.6275 ac Lot 12, 0.0878 ac Lot 2, 1.7153 ac total, basis of bearings, assumed meridian.

Said Premises Located at 9920 State Route 88, Garrettsville, OH 44231.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
