In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 14, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Beginning at a point in the centerline of Winchell Road and being S. 89 deg. 45' 20" E., 800.00 feet from an iron pipe at the intersection of said centerline with the West line of Lot 6; thence continuing along the centerline of Winchell Road, S. 89 deg. 45' 20" E., 187.70 feet to an iron pipe; thence N. 71 deg. 36' 47" E., 12.30 feet along the centerline of Witchell Road; thence S. 0 deg. 29' 27" E., 501.36 feet; thence S. 89 deg. 30' 33" W., 199.39 feet to a point in the East line of J. March; thence N. 0 deg. 29' 27" W., 500.00 feet along Parch's (sic) East line to the beginning and passing over an iron pipe, 30.00 feet from the road center. Containing 2.283 acres of land, be the same more or less, but subject to all legal highways, as surveyed in March, 1989 by Edward J. Collier, Registered Surveyor No. 7141.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
