Situated in the Village of Windham, County of Portage and State of Ohio, and known as being part of Lot 50 of the original survey of Windham Township and further bounded and described as follows:
Beginning at a point on the centerline of Hudson Braceville Road (S.R. 303) at the Northeast corner of land conveyed to B. Cortesa by deed recorded in Volume 773, Page 1 of Portage County Records of Deeds, said point being North 88 deg. 39' West, a distance of 3379.71 feet from the intersection of said centerline of Hudson Braceville Road with the East line of said Lot 50.
1. Thence South 88 deg. 39' East along said centerline of Hudson Braceville Road, a distance of 221.77 feet to a point;
2. Thence South 0 deg. 45' West, and passing over an iron pin at 30.00 feet, a distance of 362.38 feet to an iron pin on the North line of said Cortese land;
3. Thence North 86 deg. 11' West, along the North line of said Cortese land, a distance of 222.22 feet to an iron pin;
4. Thence North 0 deg. 46' 22" East, along the East line of said Cortese land, and passing over an iron pin found at 322.29 feet, a distance of 352.81 feet to a point and the true place of beginning, and containing therein 1.821 acres of land as surveyed in January 1990, by Jerry W. Daniel, Registered Surveyor No. 6222.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
