Beginning at the Northwest corner of Lot 10; thence South 0 deg. 56' West, 809.03 feet to an iron pin in the centerline of Garrettsville-Nelson Road; thence North 61 deg. 03' 25" East, along said centerline 443.55 feet to a point, the true point of beginning for the following described premises; thence North 61 deg. 03' 25" East, along said centerline, 148.00 feet to a point; thence South 28 deg. 59' East, passing over an iron pipe at 30.00 feet, and a concrete post at 257.72 feet, a total distance of 274.22 feet to an iron pipe; thence South 61 deg. 24' 10" West, 148.00 feet to an iron pipe; thence North 28 deg. 59' West, passing over an iron pipe at 243.32 feet, a total distance of 273.32 feet to the true point of beginning and containing 0.9302 acres of land.
Said Premises Located at 11034 Center Street, Garrettsville, Ohio 44231.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998.
