In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 31, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage and State of Ohio and known as being Lot No. 11 in Fairlawn Allotment, having a frontage of 50 feet in width on the North side of Lafayette Street and extending back of equal width a distance of 100.17 feet, as the same is platted, numbered and recorded in Volume 4, Page 16, Portage County Records of Plats.

PARCEL TWO:

Situated in the City of Ravenna, County of Portage and State of Ohio:

And known as being the West 45 feet of Lots Nos. 63, 64 and 65 in the Highland Allotment as the same is platted, numbered and recorded in Volume 3, Page 15 of the Portage County Records of Plats.

Situated in the City of Ravenna, County of Portage and State of Ohio and known as being part of Lot No. 20 in the South Division of lots in Ravenna Township, bounded and described as follows:

Beginning at an iron marker at the Northeast corner of Lot No. 11 in Fairlawn Allotment as platted, numbered and recorded in Volume 4, Page 16 of the Portage County Plat Records; thence N. 89 degrees W., along the North line of Lots Nos. 11 and 10 of said allotment, 100 feet to the Northwest corner of said Lot No. 10, marked by an iron marker; thence N. 2 degrees 04' E., 60 feet to an iron marker; thence S. 89 deg. E., 100 feet to an iron marker; thence S. 2 deg. 04' W., 80 feet to the place of beginning, according to survey made by C. B. Dodge, Registered Surveyor, containing 0.14 acres of land, more or less.

Situated in the City of Ravenna, County of Portage and State of Ohio and known as being the Westerly forty five (45) feet of Lot No. 159 in Elrath Park of the Elrath Building Company's Allotment as the same is platted, numbered and recorded in Volume 4, Page 43, Portage County Records of Plats.

Said Premises Located at 735 Lafayette Avenue, Ravenna, OH 44266.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
