Situated in the City of Ravenna, County of Portage and State of Ohio and further described as follows:

Being known as all of Lot No. 40 in the B. & E. Tappan's Addition to the City of Ravenna, as platted in Deed Volume 71, Page 504, and being a lot fronting 60 feet on Riddle Avenue and extending Northerly therefrom of uniform width to a depth of 180 feet.
SECOND TRACT:
Being the South half of the vacated alley (Lynn Alley) in said B. & E. Tappan's Allotment bounded by beginning at the Northwest corner of the above described tract; thence North 15 feet to the centerline of said alley; thence Easterly along the centerline of said alley 60 feet to a point; thence South 15 feet to the Northeast corner of the first tract; thence West along the North line of the first tract to the place of beginning, containing 900 square feet of land.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
